Proposed zoning changes spark community debate

In a recent government meeting, officials discussed a proposed amendment to the zoning map for a site located on the western half of an existing property. The proposal seeks to rezone approximately 9.2 acres from R1 and R2, which represent low and medium-density residential areas, to a Residential Emphasis Mixed Use (REMU) designation. Additionally, the southern portion of the property, also over 9 acres, is proposed to be rezoned to B2M, a community business district mixed-use zone.

Elizabeth Kramblett led the discussion, emphasizing that the growth policy amendment must be approved before the zone map amendment can be considered. The board has already recommended approval of the growth policy amendment to the commission, paving the way for the zoning changes.

The site is strategically located along 9th South and 19th Avenue, both significant roads according to the Bozeman Transportation Master Plan. The applicant plans to expand Arnold Street, which borders the northern boundary of the property, enhancing access to the area.

The current land use designation for the property is urban neighborhood, which aligns with the proposed REMU zoning. However, the B2M designation does not currently fit within this designation, necessitating the growth policy amendment to ensure compliance with community commercial mixed-use standards.

Nearby zoning districts include various residential designations and a small pocket of B2M, indicating a mix of uses in the surrounding area. The proposed changes aim to facilitate development that aligns with the community's growth objectives while addressing the needs for both residential and commercial spaces.
