City Council Approves Major Development with 440 New Homes

In a recent government meeting, discussions centered around the proposed development of a new residential community known as Duck Point, which is set to feature 440 residential lots. The property is located west of FM 1385 and south of FM 428, with plans for the development to be presented at the upcoming city council meeting.

The development agreement, previously approved in May, outlines a zoning plan that aligns with the city's regulations. The proposed zoning includes a base district of 75 to 100 square feet, accommodating a concept plan that incorporates a city park, open spaces, and various community amenities. The plan also includes a new roadway with two access points to enhance connectivity.

Matthew Dawson, representing the developers, Superior American, detailed the project, highlighting the inclusion of a 23-acre city park with trails, benches, and sports fields, alongside a private amenity center. Additionally, 45 acres of floodplain will be dedicated to the city, ensuring the preservation of natural resources.

The development will be constructed in a single phase, with plans for annexation into the city and establishment within a public improvement district. The entryway will feature an extension of Redfern Road, designed to accommodate four lanes from FM 1385 to the residential entrance.

As the project moves forward, the developers are actively engaging with adjacent property owners to finalize access agreements and ensure a smooth integration into the surrounding community. The proposal has garnered public interest, with notifications and responses indicating support for the development. The city council is expected to review the proposal for approval in the near future.
