In a recent government meeting, officials discussed a proposed site plan for a new development at the northeast corner of the I-35 Frontage Road and 15th Street, adjacent to Henderson Hills Church. The site, covering approximately 9.5 acres, is zoned E1 PUD and will feature a combined YMCA facility and a branch of the Metropolitan Library System within a 58,000 square-foot building. The project aims to enhance community services and will include 98 new parking spaces, sharing an additional 234 spaces with the church.
Access to the site will be facilitated through an existing driveway on 15th Street, with plans for a service driveway for the library. City officials noted that anticipated traffic volumes may necessitate the addition of a turn lane for eastbound traffic on 15th Street, a point raised by local resident Jim Newport during the meeting. Newport expressed concerns about existing traffic congestion at the intersection, suggesting that a dedicated right-hand turn lane could alleviate potential issues stemming from increased traffic due to the new development.
The proposed building design will incorporate a mix of brick, stone, and metal accents, aligning with local architectural standards. Additionally, a connection to the city's trail system is planned along the frontage road, promoting accessibility for pedestrians and cyclists.
The meeting concluded without further public opposition, and city staff remained available to address any additional questions from the commission or community members.
