Controversial dormitory plan sparks zoning variances debate

In a recent government meeting, the application for Yeshiva Godola of South Munstein was discussed, focusing on a subdivision approval and special permit for establishing an educational institution with accessory housing. The proposal involves merging two lots located at 260 Saddle River Road and 15 Darby Road, which currently includes a single-family residence that the applicant intends to remove to construct a dormitory for 150 students aged 13 to 20.

The project requires eleven variances from the Airmont Zoning Code, primarily due to the site’s size of 2.45 acres, which is below the minimum lot size requirement of ten acres. Other variances sought include reduced setbacks from public rights of way and internal roadways, increased building coverage, and a height exceeding the two-story limit. Specifically, the dormitory is proposed to be three stories tall, with a maximum height of 30 feet, and the project anticipates a total development coverage of 50%, significantly above the 25% limit.

The properties are situated in a split zoning area between R-35 and R-25 districts, with the board noting that all students will reside on campus, eliminating the need for busing. The meeting also referenced previous concerns raised by the board regarding dynamic issues related to the project, indicating ongoing discussions about its implications for the community.

As the application progresses, the board will continue to evaluate the variances and address any community concerns raised in prior meetings.
