In a recent government meeting, officials discussed the proposed establishment of a daycare facility at a property currently occupied by the Sinai Seventh-day Adventist Church. The property, spanning approximately 4.1 acres, is located adjacent to Jim Ward City Park and has previously housed various educational institutions, including a former daycare.
The Unica Daycare is seeking approval to accommodate up to 73 children, including 63 aged five and under and an additional 10 after-school children aged 6 to 12. Their proposed operating hours are Monday through Thursday from 6 AM to 6 PM and Friday from 6 AM to 4 PM, with a staff of 13 employees planned to oversee operations.
This proposal follows a previous council meeting in December, where significant debate occurred regarding the daycare's capacity and operational logistics. Initially, the daycare sought to enroll 100 children, but after council recommendations, they revised their request to 73. The council had previously suggested that the daycare could return after one year of operation to request an increase in capacity.
Concerns were raised about parking and traffic management, particularly regarding the potential impact on surrounding streets. The daycare plans to implement a traffic management strategy, including the use of cones to prevent parking on Northwest Second Street and employing staff to direct traffic during peak drop-off and pick-up times. Additionally, the daycare is required to secure a conditional use permit for parking arrangements with the Jim Ward Center, which has indicated it cannot reserve parking due to its own programming needs.
The council also requested that the daycare provide notarized letters of support from community members, although some concerns were noted regarding the authenticity of the submitted letters. The daycare's proposal includes a detailed floor plan featuring seven classrooms, a lobby, an office, and restroom facilities, which has been reviewed and approved by childcare licensing authorities.
Overall, the council found the conditional use of the property for a daycare compatible with the neighborhood's character, paving the way for further discussions and potential approval in upcoming meetings.
