City approves ambitious plan for 124 new condominiums

In a recent quasi-judicial public hearing, the Coconut Creek City Commission approved Resolution 2024-087, allowing the development of 124 condominium units on a site located at the southeast corner of Cullum Road and Banks Road. The project, proposed by David Eld of John's Family Partners, LLLP, received unanimous support from the Planning and Zoning Board during a prior meeting on May 8, 2024.

City staff presented findings indicating that the site plan complies with all relevant standards, including the Main Street Planned Development District (PMDD) and the city’s comprehensive plan. The development will consist of six buildings, each four stories high, with a total of 124 units, a reduction from the maximum of 150 units previously approved in the master plan. This adjustment was made to enhance site configuration and landscaping.

The project will feature ample parking, with 218 spaces provided—significantly exceeding the required 205 spaces. Additionally, the developers have committed to installing eight electric vehicle charging stations and preparing 14 more for future use, reflecting a proactive approach to sustainability.

Access to the site will be facilitated through two ingress and egress points on Banks Road, ensuring smooth traffic flow. The design emphasizes aesthetic appeal, with buildings oriented to maximize views of adjacent water features and landscaping, while also addressing concerns about the visibility of rear elevations.

The commission's approval marks a significant step forward in the ongoing development of the Main Street area, aligning with the city’s vision for a vibrant and sustainable community. The project is expected to contribute positively to the local housing market and enhance the overall character of the neighborhood.
