Staff confirmed that the slope would not alter the net lot size but would affect how floor area is calculated. Additionally, a 6-foot wooden fence is proposed for the side and rear property lines, adhering to setback regulations.
Concerns were also voiced about the driveway's proximity to a PG&E pole and the potential pressure on the retaining wall due to the steep slope. However, staff assured that the design had been approved by the city engineer, who is responsible for ensuring the safety and structural integrity of the retaining wall.
After thorough discussion, the Planning Commission unanimously approved the project, with staff recommending the adoption of resolution number 24-022, subject to conditions of approval.
