Rezoning proposal sparks debate over local development plans

In a recent government meeting, officials discussed a proposal to rezone two parcels of land totaling 3.65 acres from agricultural forestry to commercial general in Waverly, located at the intersection of US Highway 17 and Horsedam Church Road. The proposal also includes a future land use change for a parcel fronting Horsedam Road from mixed use to commercial, aligning with existing commercial designations at the interchange.

The owner intends to establish a feed store and sell prefabricated sheds on the site. A recombination plat has been submitted, contingent upon the approval of the rezoning request. The planning commission has recommended approval, with conditions that include a 20-foot undisturbed natural buffer and a 10-foot high solid wood fence around one of the parcels.

During the meeting, community members voiced their opinions. Supporter Robert Moore expressed his belief in private property rights and the potential market for the proposed business, highlighting the McCarthy family's influence in the area. Conversely, a nearby resident raised concerns about potential industrial activities associated with the feed store, including the use of chemicals and the impact on local water drainage. The resident emphasized the importance of ensuring that stormwater management plans are effectively implemented to prevent flooding and protect their property.
