Zoning request sparks community backlash over environmental concerns

In a recent government meeting, discussions centered around a proposed zoning change for a 100-acre property located along Brick Mill Road in Grove Township, near the town of Coats. The site, which is divided into two parcels, features a creek, wetlands, and a pond, and is surrounded by residential and agricultural land.

The North Carolina Department of Transportation has not provided traffic counts for this section of Brick Mill Road, but nearby data indicates approximately 900 daily trips. The site’s visibility for drivers varies, with good sight lines towards the town of Coats but poor visibility near the intersection of Brick Mill Road and Harvill Road due to topographical challenges.

The meeting highlighted differences between the RA 40 and RA 30 zoning districts. The RA 30 district allows for manufactured homes and certain commercial uses not permitted in the RA 40 district. Minimum lot sizes can be reduced based on the availability of public water, with potential reductions for developments meeting higher quality standards.

Staff recommended denial of the zoning request, citing concerns about its potential negative impact on the surrounding community. The planning board unanimously supported this recommendation, with local residents expressing worries about increased traffic, environmental issues, and school capacity if the property were to be rezoned.

The matter will proceed to a public hearing next week, where community members will have the opportunity to voice their opinions further.
