Controversial rezoning sparks debate over commercial development

In a recent government meeting, officials discussed a proposal to rezone approximately 5.02 acres of land from Residential Townhouse Zero Lot Lines (RTZ) back to Commercial (C2) zoning. The site, located along East Brainerd Road, has a history of mixed zoning, with portions previously designated as C2 before being changed in 2023. The applicant, representing the landowner, argued that reverting to C2 is essential for the property's intended commercial use and to restore its value, which had diminished following the previous rezoning.

The proposal received mixed reactions during the planning commission review, with concerns raised about potential traffic issues at the intersection of Fuller Road and East Brainerd. Despite these concerns, the planning staff recommended approval, citing the compatibility of the proposed commercial use with existing land uses in the area.

Commissioner Highlander noted that another commissioner expressed support for the rezoning, emphasizing the need to return the property to its original zoning status. The applicant, Ethan Collier, highlighted the long-standing ownership of the property by the Millian family and criticized the previous developer's decision to rezone it to RTZ, which he deemed detrimental.

The meeting concluded with plans to revisit the proposal in two weeks, allowing for further discussion and consideration of community feedback. Additionally, another item on the agenda involved a request to rezone a smaller parcel of land along Hixson Pike from Agricultural (A1) and Rural Residential (R2) to C2, reflecting ongoing commercial growth in the area.
