In a recent government meeting, developers addressed concerns regarding a proposed residential community near the Guadalupe River, clarifying that there are no plans for a marina or boat launch in the area. Instead, the project aims to create green space, a detention area, and a future park. The developers emphasized that the project will consist of over 1,000 single-family lots and is located in an unincorporated area of Guadalupe County, which grants the county planning authority.
The developers highlighted previous attempts to establish public access to Lake Placid through Dan Beds Creek, which were halted by the Army Corps of Engineers. They reiterated that claims of a marina or jet ski rentals are unfounded, labeling them as \"fake news.\"
During the meeting, the developers sought a variance to specific planning rules and regulations, citing the need to secure development rights granted by the state legislature. They noted that a previous development agreement proposed to the county did not pass, and they are now requesting the court's consideration of the variance without additional concessions.
The developers also discussed their ongoing efforts to secure wastewater service from the city of Seguin, which is obligated to provide service due to existing infrastructure. They expressed frustration over delays in response to their service agreement submitted in June and indicated that if the city does not respond favorably, they may have to pursue a discharge permit for wastewater treatment. This discharge would flow to the Guadalupe River, approximately seven miles from the project site.
Community members concerned about the discharge permit were encouraged to contact the city of Seguin to advocate for the provision of wastewater services, which would help avoid the need for a new treatment facility. The developers assured that they would adhere to all development rules and regulations as they move forward with the planning process.
