Developers propose ambitious plan for old golf course redevelopment

In a recent government meeting, developers presented plans for a significant residential project on the site of an old golf course in Heron Bay, Parkland. The proposal aims to transform the area into a residential community while addressing various zoning and development standards.

The developers emphasized the challenges of redeveloping the golf course, noting that the existing layout does not easily accommodate the necessary infrastructure for residential living, such as roadways and lot dimensions. They are seeking variances to adjust the current zoning from A1 to RS3, which would allow for a denser residential development. The underlying land use permits three units per acre, which the developers believe simplifies the process compared to other potential land uses.

Key features of the proposed development include an average lot size of over 12,000 square feet, which aligns with neighboring communities like Old Brook. The plan also incorporates nearly 2.5 acres of open space, exceeding the city’s requirement of 1.69 acres, and includes two pocket parks to enhance community amenities. The developers highlighted their commitment to maintaining a respectful relationship with surrounding neighborhoods, ensuring adequate landscape buffers and open spaces.

Access to the new community will be through Heron Bay, specifically via Heron Run Drive, rather than Nob Hill Road, which was a point of clarification during the meeting. The developers are currently finalizing agreements with the Heron Bay community association to ensure smooth integration of the new development.
