City Council Approves Controversial Waiver for New Homes

In a recent city council meeting, officials discussed a resolution to approve an amended preliminary plat for Big Creek Ridge Plat One, which includes a request for a waiver of detention requirements. City Engineer Travis Thornburgh presented the amendment, which pertains to an area previously designated as Out Lot Z. The developer is now proposing to construct single-family homes instead of the originally planned lots along a proposed street.

The waiver request for detention requirements was supported by city staff, who argued that the benefits of allowing the construction of homes outweigh the need for traditional detention measures. Thornburgh explained that the existing topography, including a wooded area, would naturally serve as a detention area, mitigating potential drainage issues without the need for extensive modifications.

Additionally, a field meeting with the Army Corps of Engineers indicated their preference for distributed flows over channelized flows, further supporting the waiver. The Corps expressed no objections to the proposed changes, reinforcing the city's position that the waiver is appropriate in this context.

The council motioned to approve the resolution, which will supplement the previously approved preliminary plat, allowing the development to move forward while maintaining environmental considerations.
