In a recent government meeting, discussions centered around a proposed rezoning of a significant parcel of land located at 82100 Tates Creek Road, encompassing approximately 144 acres within the rural service area. The applicant is seeking to change the current zoning designation from Agricultural Residential (AR) to Agricultural Buffer (AB) to facilitate the division of the property into 13 lots, each ranging from 10 to 20 acres.

The request for rezoning arises from the minimum acreage requirement of 40 acres in the AR zone, which the applicant aims to circumvent through this change. Notably, the proposal does not align with the recommendations of Place Builder, indicating a potential conflict with existing rural land management plans.

The subject property is situated at the edge of the county, adjacent to Jessamine County, with the surrounding area predominantly zoned AR. However, there are instances of AB zoning to the north, established through previous rezonings, particularly in the vicinity of Tallinn Estates. Additionally, a small area of B-1 zoning exists at the intersection of Tates Creek and Spears Road, historically known for commercial activity.
