Heritage Commission faces tough decision on historic demolition

In a recent meeting, the Heritage Preservation Commission (HPC) discussed the potential demolition of a property located at 38100 Third Avenue South, following a report from the City Planning and Economic Development (CPED) department. The discussion centered on whether the property qualifies as a historic resource, which would impact the decision on the demolition application submitted by Kristen Murray of Element Commercial Real Estate on behalf of AATJW LLC.

CPED determined that the property holds historical significance and retains sufficient integrity, making it eligible for designation as an individual landmark. The findings indicated that there are no unsafe or dangerous conditions present on the property, and that no reasonable alternatives to demolition exist, given the extensive repairs and updates needed to make the building usable again. The estimated cost for these repairs is approximately $150,000, excluding site work or tenant build-out.

The commission received letters of support for the demolition from various local organizations, including the Minnesota Spokesman Recorder and the Seward Community Co-op, as well as from community members. During the meeting, Commissioner Howard raised the possibility of requiring a mitigation plan should the demolition be approved, prompting staff to confirm that they could provide information on potential mitigation options.

The meeting concluded with an invitation for the applicant to present further details regarding the proposal. The HPC is expected to deliberate on the recommendations and community feedback before making a final decision on the demolition application.
