New multifamily development set to transform Pontiac neighborhood

In a recent government meeting, officials reviewed a preliminary site plan for a new multifamily residential development at 25 South Sanford Street, presented by applicant James Pappas. The proposal involves demolishing the existing Purdue School to make way for a new structure with a total floor area of 53,006 square feet. The site, which has been rezoned from R-1 (single-family dwelling) to R-3 (multiple-family dwelling), is designed to comply with local ordinance standards regarding dimensions, including setbacks and height.

The proposed building will be strategically located at the corner of Sanford and Pike Streets, with parking situated at the rear. However, the plan has raised several zoning compliance issues that need to be addressed before moving forward. Notably, the design must include at least one building entrance on each street-facing facade, and patio areas must be designed to resemble porches if they are to be placed between the building and the public street.

Additionally, while bicycle parking is indicated in the plans, the exact number of spaces remains unspecified. The meeting also highlighted the need for clarity on the color of the parking lot striping, which can be either yellow or white according to ordinance guidelines. The proposal includes decorative uplighting, which will be subject to the planning commission's discretion regarding its appropriateness for the area.
