Dirk Ziegler, a Brentwood resident and former planning commissioner, highlighted the potential dangers posed by increased traffic due to the project, warning that the existing infrastructure may not adequately support the additional volume. He emphasized that this could lead to more accidents and delays in emergency response.
Ziegler also addressed the growing challenges in securing affordable home insurance in California, particularly in light of recent wildfires and the exit of several insurance companies from the state. He pointed out that Proposition 103, which was designed to regulate insurance rates, has inadvertently complicated matters for insurers, resulting in increased costs and operational difficulties. Homeowners in Brentwood are already experiencing rate hikes of 20% to 40%, alongside nonrenewals from major insurance providers.
The former commissioner noted that the city has not updated its landscape requirements for new developments, which has created issues with defensible space around homes. This lack of defensible space is particularly concerning as the west side of Brentwood is now classified as a high fire area, making it increasingly difficult for prospective homeowners to obtain insurance. Ziegler urged the planning commission to condition the Bridal Gate project to collaborate with city staff in creating defensible space around the homes, thereby enabling homeowners to secure more affordable insurance options.
