RV Park Expansion Plan Sparks Community Debate

During a recent government meeting, the owner of Oak Hill RV Park presented a proposal to expand the facility by adding 28 new RV sites. The current park consists of 37 lots, one mobile home site, and a single-family dwelling, located near the Florida-Georgia line. The expansion plan includes the demolition of an existing mobile home and the removal of an abandoned pool, which is currently boarded up and unused.

To accommodate the new sites, the owner outlined necessary infrastructure upgrades, including enhancements to the sewer system, which operates on a master septic, and potential increases in the size of holding tanks and pumps. The proposed site layout adheres to health department standards, with each site measuring approximately 1,200 square feet.

The owner also raised questions regarding zoning regulations, specifically the required 25-foot setbacks from residential properties and whether a second exit would be necessary for fire safety compliance. The current zoning classification for the property is Commercial Intensive (CI), and the future land use category is also commercial, as confirmed by the planning department.

Constance Lake from the building department noted that the parcel is located within a flood hazard zone, indicating potential regulatory considerations for the expansion. The meeting concluded with officials discussing the implications of the proposed changes and the necessary steps moving forward.
