City staff supports controversial development plan despite community concerns

In a recent planning commission meeting, city officials discussed a proposed planned unit development (PUD) for Mathy Construction, focusing on several requests for deviations from existing zoning codes. The applicant sought to reduce the required open space from 15% to 4%, citing that the only feasible location for open space would interfere with the functionality of a storage yard. City staff supported this request, emphasizing the industrial nature of the site.

The discussion also covered parking lot requirements, where the applicant requested a waiver for a 5-foot setback from parcel lines. City staff backed this request, noting that the setback was not enforced during the original development. However, the city opposed the applicant's request to maintain a gravel surface in the machinery storage area, arguing that all commercial properties should be paved to prevent dust and maintain compliance with city codes.

Landscaping requirements were another point of contention, with the applicant asking to reduce landscaping in the storage area, which is fenced and not accessible to the public. City staff agreed, stating that excessive landscaping would reduce the available space for storage, which is a permitted use in the industrial district.

After a public hearing, the commission moved to approve the development plan with 12 conditions, excluding the request to waive the paving requirement for the storage area. The motion passed with unanimous support, reflecting the commission's commitment to maintaining city standards while accommodating the needs of industrial operations.
