Building Approval Sparks Hope for Economic Growth in Crest Hill

In a recent government meeting, Midwest Industrial Funds presented plans for a new 150,000 square foot speculative facility in Crest Hill, seeking approval for two critical variances due to the site's challenging long and narrow configuration. Development Manager Patrick Swiss emphasized the importance of these variances, stating that without them, the building's depth would be significantly reduced, impacting its viability.

The proposed facility, located adjacent to the existing 577 building on an 8.8-acre lot, aims to attract manufacturing and warehousing tenants, particularly in the food sector. Swiss noted that the design is intended for multiple tenants, likely accommodating three to four businesses, and is expected to create high-paying jobs, distinguishing it from larger operations like Amazon.

The site has remained vacant since the establishment of the business park, primarily due to its configuration. Swiss expressed optimism that the new development would enhance the local tax base and complete the business park's final lot.

During the meeting, discussions also touched on traffic management, particularly concerning truck routes from the facility. Swiss indicated that most traffic would likely head west towards Interstate 55, given the site's proximity to major highways. Concerns were raised about existing traffic issues at the intersection of Division and Weber Roads, with local residents expressing frustration over congestion.

Crest Hill officials have initiated conversations with TLC Ingredients regarding potential access improvements to mitigate traffic impacts on residential areas. The anticipated timeline for the project includes a start in the fall and completion by late summer of the following year. The meeting concluded with a call for further questions, highlighting the community's interest in the development's implications for local traffic and economic growth.
