Dance studio proposal sparks heated community debate

In a recent government meeting, the Mount Dora Planning and Zoning Commission discussed a request for a conditional use permit for the Showtown Dance Studio, located at 732 Rossiter Street. The applicant aims to operate a dance studio within a 2,000 square foot unit in a commercial complex currently zoned for workplace uses. The proposed hours for classes are primarily from 5 PM to 9 PM on weekdays, with some weekend hours, and the maximum class size is expected to be 20 students.

During the meeting, concerns were raised by neighboring business owners regarding potential traffic congestion and parking limitations. Jean Hanson, owner of an adjacent plumbing company, expressed worries about the suitability of the location for a dance studio, citing heavy equipment traffic and limited parking spaces. She highlighted that the complex was originally designed for commercial light industry, not for a dance studio, and raised concerns about safety and vandalism due to increased traffic.

Marcia Van Dekeef, the owner and director of Showtown USA, clarified that the studio would not operate on weekends and that parents typically drop off their children in the lobby, minimizing traffic flow issues. She also noted that the studio previously operated at a nearby location without significant problems.

The commission discussed the possibility of limiting the number of students per class as a condition of the permit to address parking concerns. Staff members recommended approval of the application, stating that the proposed use would not adversely impact existing uses or parking requirements.

The commission will continue to evaluate the application, considering both the applicant's needs and the concerns of neighboring businesses before making a final decision.
