In a recent government meeting, the planning commission addressed a significant request from David Weekley Homes concerning a proposed land use amendment for a 106.87-acre site located on Horns Springs Road. The developer seeks to change the land designation from rural open space to residential mixed housing, which would allow for the construction of 164 single-family homes and 110 duplex units.
The proposed development, known as the Meadows at 5 Oaks, includes a detailed master plan featuring four different lot sizes for single-family homes, ranging from 5,850 to 10,400 square feet, along with duplex lots of at least 4,550 square feet. The plan stipulates that all single-family lots must have a minimum of 50 feet of road frontage, with specific design requirements for the facades, including a mandate for 100% brick on the largest lots and 75% brick on the mid-sized lots.
The commission noted that the surrounding properties are designated as rural preservation open space and residential mixed housing, which complicates the rezoning request. The future land use plan currently does not support the proposed change, but the requested designation would facilitate the development.
The planning commission will make a recommendation to the city council, which will ultimately decide on the matter. The first reading of the proposal is scheduled for September 3, followed by a second reading on September 17, although these dates may change. Community members will have the opportunity to voice their opinions during the city council meetings, regardless of their participation in the planning commission discussions.
