City partners to launch transformative Sky Building project

In a recent government meeting, city officials announced a significant development agreement with NR Investments to establish the Sky Building, marking the first mixed-use development in the community. This project will house the new city hall, structured parking, and 16,000 square feet of commercial space aimed at fostering a vibrant atmosphere for both daytime and nighttime activities, ultimately benefiting local businesses.

The Sky Building will also feature 17 live-work units and 119 residential units, which are expected to increase foot traffic and support the economic viability of the downtown area, particularly the Culinary Arts District. To enhance this initiative, city officials revealed plans for a new incentive program, the Sky Building Job Creation Pilot Program, designed to complement existing incentives offered by the developer to prospective tenants.

The amendment to the development agreement will shift the city's role from providing tenant improvements to focusing on employment support, with a minimum allocation of $260,000 for this purpose. This funding aims to ensure that all commercial bays within the Sky Building are occupied promptly, thereby activating the downtown area and supporting existing businesses.

Additionally, the city and the developer have agreed on the installation of a generator to ensure uninterrupted power for city hall operations during emergencies. The current generator capacity is insufficient for full city hall operations, prompting the need for an upgrade. The city will cover the cost differential for this upgrade, amounting to $250,000, which will also include installation costs. This enhancement is expected to streamline city operations during power outages and reduce maintenance expenses associated with separate generators.
