City Council Considers Controversial Medium Density Housing Proposal

During a recent government meeting, the council discussed a proposed ordinance to amend the land use designation and zoning for properties located at 770 and 780 West 53100 South and 845 West Clover Meadow Drive. The proposal, presented by Zachary Smallwood, seeks to change the designation from low density residential (R18) to medium density residential (RM15). This change is intended to facilitate the development of infill housing, aligning with the city's general plan and its moderate income housing section.

The applicant, Justin Lang, explained that the properties are situated between two existing townhouse developments and that the proposed changes would help integrate the area more cohesively. Lang noted that he has successfully secured access from UDOT for the development, which is a significant step forward. He clarified that while he would oversee the infrastructure development, he would not be constructing the residential units himself.

The public hearing segment of the meeting revealed community concerns regarding the potential impact of increased housing density. Several residents expressed their frustrations through emails, highlighting issues with existing developments by Ivory Homes, which they claim have led to construction damage, flooding, and increased traffic congestion. Residents urged the council to consider these concerns before approving any additional housing projects in the area.

In response to these comments, council members clarified that the current proposal is not affiliated with Ivory Homes and is separate from ongoing developments in the vicinity. They acknowledged the residents' concerns about infrastructure and community resources, emphasizing the need for careful consideration of future housing developments in light of existing community challenges. The council is expected to deliberate further on the proposal in upcoming sessions.
