During a recent government meeting, discussions centered on a proposed amendment to the Vista Station master area plan, which aims to reallocate residential density within the transit station district. The proposal seeks to transfer 118 residential units from TSD area 2 to TSD area 1, allowing for the construction of a mixed-use building that will feature retail space on the ground floor and residential units above.
The site in question is a 0.72-acre vacant lot currently designated for transit-oriented development. The planning commission has already provided a positive recommendation for the amendment, which would not increase the total number of units allowed but rather shift them within the master plan boundaries. The existing zoning supports this type of development, and the proposed building will include a two-level parking structure and five levels of residential units.
Jake Hemingway, representing the development team, emphasized the importance of creating a vibrant, mixed-use environment that aligns with the city’s urban planning objectives. He noted that the design aims to activate the ground floor and enhance the area’s appeal as a transit hub. The building is expected to reach a height of seven stories, which is consistent with the area’s height requirements.
The development team also highlighted the need for effective parking solutions that accommodate both residential and commercial uses, ensuring that the project supports the transit-oriented development goals of the city. The proposal has garnered interest from council members, who expressed enthusiasm about the potential for revitalizing the area and creating a dynamic space that serves both residents and commuters.
As the project moves forward, the developers plan to collaborate closely with city officials to refine their designs and ensure that the development meets the community's needs while adhering to the established planning framework.
