Daycare project sparks debate over parking challenges

In a recent government meeting, officials discussed a phased redevelopment project for a three-story building located in the CC zoning district. The applicant plans to convert a commercial retail space into a daycare facility in the first phase, followed by modifications to create apartment units on the second and third floors.

The project has received a special exception and a variance, but it faces challenges due to the existing nonconforming status of the building, particularly concerning parking requirements. The daycare facility will necessitate designated drop-off areas, with the applicant proposing five off-street parking spaces on Carpenter Street. However, concerns were raised about the adequacy of these spaces, especially given the anticipated traffic from daycare drop-offs.

Officials emphasized the importance of avoiding double parking on Carpenter Street, which could obstruct traffic flow. The public works and fire departments will need to evaluate the project further, particularly regarding the utilization of the existing parking area.

During the meeting, a representative from the applicant presented their plans, highlighting the need for at least two dedicated spaces for daycare drop-offs to accommodate a maximum of 35 children. The discussion underscored the necessity for a comprehensive parking strategy to ensure smooth operations for both the daycare and future apartment residents.
