New housing proposal sparks community debate

In a recent government meeting, officials discussed a proposed residential development on a 3.82-acre site located south of 114th and west of Lone Peak Parkway. This site, previously slated for a townhome project that was denied by the city council, is now seeking a land use amendment from community commercial to residential high density, along with a zoning change from A2 agricultural to RM2 residential.

The applicant plans to construct 30 single-family residences, which would result in a density of 7.6 units per acre, significantly lower than the RM2 zone's maximum allowance of 12 units per acre. The proposal includes private roads and a single access point off River Chapel, with no access to Lone Peak Parkway, adhering to engineering recommendations. The development is designed to meet all necessary setbacks and height requirements, with a commitment to maintaining 20-foot driveways.

During the meeting, officials noted that they had not received any public feedback regarding the proposal. However, discussions highlighted the need for thorough examination of road widths and site standards to ensure compliance with safety regulations. The fire marshal's requirements were also confirmed to be met, although some members expressed a desire for further clarification on specific comments from the fire marshal.

As the proposal moves forward, it will undergo additional scrutiny to ensure all standards are met before any final decisions are made.
