Senate prepares to debate crucial Affordable Homes act

In a recent government meeting, attention turned to the upcoming Senate discussions on the Affordable Homes Act, set to be addressed next week. The Senate President confirmed that the bill, which passed the House of Representatives on June 5, is now under consideration, although it notably lacks a local option real estate transfer fee.

Current estimates suggest that out of 40 senators, approximately 20 are in favor or leaning towards support, while five oppose the bill and 15 remain undecided. Encouragingly, Senator President Spilka, while not publicly endorsing the bill, is believed to be favorably inclined towards it, raising hopes for the inclusion of the transfer fee in the Senate's proposal.

The bill is currently in the Senate Ways and Means Committee, where amendments are anticipated, similar to the extensive amendments considered by the House. Notably, Rep. Carmen Gentile of Concord was recognized for being the only House member to advocate for the local option real estate transfer fee during the floor discussions, although his proposed amendments were ultimately withdrawn.

As discussions progress, there is a concerted effort among legislators to engage in behind-the-scenes negotiations to garner support for the bill, indicating a proactive approach to addressing housing affordability in the state.
