Draper City officials convened to discuss an ordinance aimed at reducing the open space easement for a property located at 29 2019 East Greystone Court. The proposed change involves decreasing the easement from 75 feet to 40 feet on Lot 405 within the Pheasant Hills subdivision, which is designated for medium-density residential use.
Jennifer Dastremski, a city staff member, presented the details of the request, explaining that the Pheasant Hills development, across all four phases, maintains a minimum of 20% open space, which includes common areas and easements. The reduction of the easement on Lot 405 would remove approximately 4,900 square feet but would not compromise the overall open space percentage, keeping it compliant with the original Planned Unit Development (PUD) approvals.
The applicant seeks this reduction to facilitate the construction of smaller retaining walls, allowing for a more gradual slope on the property rather than a single large wall. The Homeowners Association (HOA) has expressed support for the reduction, emphasizing that it would enhance the usability of the open space.
If the ordinance is approved, the applicant will need to present a formal amendment to the Planning Commission to finalize the easement reduction. The meeting concluded with no further questions from the officials, indicating a smooth path forward for the proposal.
