YMCA redevelopment plan transforms community with mixed use project

In a recent government meeting, officials discussed a significant redevelopment project for the YMCA located at 3201st Avenue South. The proposal involves a comprehensive renovation of the existing 54,586 square foot recreational facility, alongside the redesign and relocation of athletic fields and parking areas.

Cory Malica, the zoning official from the City of St. Pete Development Review Services Division, presented the project, which is being developed in partnership with Greystar and Blake Investment Partners. The redevelopment aligns with the Union Central Master Plan and aims to create a mixed-use urban development.

Key features of the project include the construction of commercial spaces and residential units. The proposed buildings will range from one to three stories, with a five-story residential complex featuring approximately 300 units and a shared parking garage with 600 spaces. The garage will serve both the residential complex and the YMCA.

The design incorporates contemporary architectural elements, including brick, stucco, and fiber cement panels, with large windows and balconies enhancing the building facades. The project also includes modifications to access points and the drop-off area to improve traffic flow.

The applicant is seeking a variance for the property, which is situated within the Central Plaza Activity Center, directly south of the PSTA transfer hub. This redevelopment is poised to enhance the community's recreational and residential offerings while contributing to the area's urban landscape.
