City plans major development overhaul with new grocery and housing

In a recent government meeting, several significant new business applications were discussed, primarily led by developer Dominic Thomas. The proposals include a major modification to a Planned Development District (PDD) at 801 Bridgeport Avenue, which seeks to replace a proposed office building and hotel with a 13,000 square foot specialty grocery store and a 100-unit residential apartment building.

Additionally, Thomas submitted multiple applications under his companies, Daybreak Ridge, LLC and Crown, .2, LLC. These include plans for 20 townhouses and 21-bedroom units at 85 River Road, as well as a text amendment to planning and zoning regulations. Another proposal involves a zone change for three parcels located at Zero Constitution Boulevard and Zero Ybasa Street, shifting from residential to a more intensive zoning classification.

The commission unanimously voted to set public hearings for these applications, ensuring that each item will be reviewed separately. The motion passed with a 6-0 vote, indicating strong support for the proposed developments.

In the old business segment, the commission revisited an application from Dominic Thomas for Rodeo Cannabis at 504 Bridgeport Avenue. This application seeks modifications to accommodate tandem parking and the removal of a drive-thru window for a retail cannabis store. A public hearing for this application had previously taken place on June 19, and the commission opened the floor for comments regarding the proposal.

The meeting highlighted ongoing efforts to enhance local development and zoning regulations, reflecting a proactive approach to urban planning in the area.
