Developer presents revised plan for controversial Muskegon project

In a recent government meeting, developers presented the latest iteration of the Sand Docks project, a long-anticipated development on Muskegon Lake. Chuck Canstrate, managing member of Damfino Development, outlined the project's evolution since its initial approval in 2019, highlighting significant regulatory challenges related to wetlands that have shaped the design.

The project, which has undergone 19 revisions, aims to balance residential development with environmental conservation. Canstrate emphasized that the state and federal regulatory bodies have mandated the preservation of wetlands, resulting in the allocation of ten acres for conservation on the 72-acre site. The revised plan proposes 240 residential units, slightly above the 237 units permitted under current zoning, while ensuring over a mile of public access to the shoreline.

Key features of the development include extensive green spaces, pedestrian-friendly pathways, and a marina with 125 slips, of which 80 will be designated for public use. The design incorporates stormwater management systems to protect the wetlands, with careful attention to topography to minimize visual impact on adjacent neighborhoods.

Canstrate also addressed community concerns, noting that the project has been developed in consultation with local residents and stakeholders to ensure public safety and accessibility. The proposed design includes pocket parks and elevated boardwalks to enhance public interaction with the natural environment.

As the project moves forward, the developers are committed to meeting regulatory requirements and maintaining open communication with the community, aiming to create a sustainable and inviting space on Muskegon Lake.
