City Council Considers Major Rezoning for New Homes

In a recent government meeting, a proposal for a land use map amendment and rezoning was presented concerning five parcels of undeveloped land totaling 11.35 acres located at Bridgetown Business Parkway. The applicant, Steve Goodsole, is seeking to change the zoning from a business parkway designation, established in 2006, to the RS14 district, which is intended for single-family residences on moderate-sized lots served by public utilities.

The current zoning allows for light commercial and office uses, but the area remains largely undeveloped, with only a daycare center currently operational. The proposed RS14 zoning would permit a maximum density of 2.8 units per net acre, potentially allowing for the construction of 24 new homes. The minimum heated floor area for homes in this district would be 1,800 square feet for single-story homes and 2,200 square feet for two-story homes, with lot dimensions set at 14,000 square feet.

The North Conyers design overlay district, which encompasses the area, aims to implement smart growth policies and includes specific aesthetic and streetscape requirements that exceed those of the underlying zoning. The future land use map indicates that the area is currently designated for commercial use (red) and medium-density residential (yellow), with the proposed change shifting the zoning of the five parcels from commercial to residential.

The developer's concept plan, still subject to engineering and preliminary plat processes, suggests a layout for the potential 24 lots, although final configurations may vary. The meeting underscored the importance of adhering to zoning regulations while considering the community's growth and development needs.
