New storage facility proposal sparks community debate

In a recent government meeting, officials discussed the approval of a site plan for a new storage facility located at Alma School Parkway and Jomax Road. The proposed facility will occupy a 6.45-acre site currently zoned under the PCC, ESL regulations, which allows for community storage as a permitted use.

The site, which is adjacent to the Eagles Pass Condominiums and another storage facility nearing completion, has a history of zoning actions dating back to 1984. The original zoning was amended in 2004 to allow for more flexibility in development. The current proposal includes a two-story building with a basement and ground floor, designed to accommodate the site's downward slope.

Key features of the proposal include two access points onto Alma School Parkway and one onto Jomax Road, consistent with previous zoning plans. The design incorporates a gated loading zone while maintaining open circulation for pedestrians, linking to existing pathways from the nearby condominiums.

During the meeting, council members raised questions regarding required road improvements associated with the project. It was confirmed that the applicant must complete certain street enhancements, including turn lanes and bike lanes, to facilitate access to the new facility. The applicant has the option to pay in lieu of completing some improvements, depending on the project's progress.

The applicant's representative highlighted extensive community outreach efforts, including multiple meetings with local residents and adjustments made to the building's architectural details and color based on feedback received.

The proposal is now set to move forward pending final approvals, with the potential to enhance the area’s infrastructure and provide additional storage options for the community.
