New senior living facility aims to revitalize local economy

In a recent government meeting, officials discussed plans for a new age-restricted residential facility aimed at individuals aged 62 and over, to be developed on a currently undeveloped 6-acre property. The proposed development will feature 133 units, comprising 62 one-bedroom and 71 two-bedroom apartments, achieving a density of approximately 22.8 units per acre, which classifies it as high-density residential.

The site is located within a general retail zoning area, surrounded by a mix of low-density residential neighborhoods and retail businesses, including a nearby Albertsons. The comprehensive plan for the area aims to enhance walkability and stimulate economic growth through redevelopment.

Key features of the proposed facility include 187 off-street parking spaces, with 80 designated as covered parking, and various amenities such as outdoor courtyards, a dog park, and a community garden. Indoor facilities will include a fitness room, business center, and multipurpose theater.

The developers have made adjustments to the original concept plan based on community feedback, including increasing the buffer zone between the new facility and neighboring residential properties. The updated plan also introduces a secondary entrance to improve accessibility.

Modifications to existing development standards were discussed, including a slight reduction in the required covered parking and adjustments to landscaping and open space provisions due to the irregular shape of the lot. The developers anticipate that the facility will not significantly impact local traffic, given the age restriction and lower expected vehicle usage.
