City moves forward with controversial West Ashley subdivision plan

During a recent government meeting, officials discussed the ongoing development of a 115-acre subdivision adjacent to the Canterbury Woods area, which is currently in the process of being finalized. The subdivision, which includes Pinehurst Drive and Wicklow Drive, is part of a larger plan that integrates with the existing West Ashley Park, featuring multiple sports fields and a significant lake area.

The city is amending the Planned Unit Development (PUD) zoning for the property, which is part of a settlement agreement with the current owner. This amendment aims to facilitate the development of a mix of residential and commercial spaces while preserving open areas. The original master plan, approved in January 2015, proposed 240 single-family homes, a reduction from the 436 homes permitted under previous zoning regulations.

Officials highlighted the challenges posed by flooding in the Church Creek drainage basin, particularly following significant rainfall events in 2015 that raised concerns about the area's drainage capabilities. The discussions included visual documentation of the flooding impact, illustrating how the floodplain affected both the park and the proposed development site.

The meeting underscored the importance of addressing floodplain management and ensuring that any future development complies with environmental regulations. The city aims to balance growth with the need for sustainable land use, particularly in areas prone to flooding.
