City Council Approves Major Residential Zoning Expansion

In a recent city council meeting, the Fruta council unanimously approved the annexation and zoning of approximately 53.59 acres of property located at 95817 and a Half Road. The motion to adopt Ordinance 2024-14 for annexation passed with a 6-0 vote, indicating strong support among council members.

Following the annexation, the council proceeded to the second reading of Ordinance 2024-15, which amends the official zoning map to designate the newly annexed land as South Fruita Residential. This zoning classification aligns with the city’s future land use map and is intended to support residential development at a density of 2 to 5 dwelling units per acre.

City officials confirmed that all legal requirements for public notification were met prior to the planning commission's public hearing on the zoning application. Notices were sent to residents within a 350-foot buffer of the property, and no public comments were received during the planning commission meeting or the council session.

The planning commission had previously recommended the zoning change with a unanimous vote, reinforcing the council's decision. The property is situated in an area predominantly surrounded by existing residential developments, making the South Fruita Residential zone a compatible choice for future growth.

The council's actions reflect a commitment to managing urban development in accordance with the city’s master plan, ensuring that new residential areas are integrated into the existing community framework.
