Village board approves shed in front yard despite regulations

In a recent village board meeting, a zoning case concerning the property at 2004 West Longquist Boulevard was discussed, focusing on a request for a variation to allow the installation of a shed in the front yard. The petitioner, Dimi Rekis, sought this variation due to the unique layout of the property, which is the only lot on the block with its legal front yard facing Meyer Road, while neighboring properties have their rear yards oriented towards the same road.

The proposed shed, measuring 10 feet by 14 feet and standing less than 10 feet tall, would be located at the northwest corner of the property. It would encroach into the legal front yard, which is not typically permitted under current zoning regulations. However, the property is enclosed by a six-foot privacy fence, which would largely screen the shed from view.

Village staff expressed support for the variation, noting that the shed would not negatively impact the aesthetic of the area, particularly given the unappealing view of a large church parking lot across Meyer Road. Additionally, no objections to the request had been received from the public.

The planning and zoning commission recommended approval of the variation, contingent upon compliance with the submitted plans and specifications. The village board's decision on this matter is final, marking a significant step for the property owner in enhancing their property while navigating local zoning laws.
