Community development thrives as Tres Lagos expands rapidly

The latest government meeting highlighted significant developments in the Tres Lagos community, showcasing its transformation from a conceptual plan to a thriving reality. The community, located off Ware Road, has seen substantial progress with the construction of commercial buildings, including the Shops at Tres Lagos, which features tenants such as South Texas Health System, Subway, and a design studio by Esperanza Homes.

The meeting revealed that three of the four planned commercial structures are complete, with the fourth currently under construction. The community's amenities, including a well-utilized amphitheater, community center pool, and fitness center, have contributed to a vibrant local atmosphere. The food truck program and a successful farmers market, boasting over 35 vendors, have further enhanced community engagement.

In terms of housing, several neighborhoods are under development, including Cascada, Aqualina, and Belterra, which collectively aim to provide diverse housing options. The projected value of the zone has significantly exceeded initial estimates, with an assessed value of approximately $422 million, surpassing the original projection by $66 million.

Additionally, the meeting addressed the city's Tax Increment Reinvestment Zone (TIRZ) No. 2, which has funded ten capital improvement projects focused on drainage and transportation infrastructure. The El Rancho Drainage Improvement Project is set to commence construction in January 2025.

The commission also nominated Albert Cardenas for the Hidalgo County Appraisal District Board of Directors, reflecting ongoing efforts to maintain effective governance. The meeting concluded with discussions on future agenda items, including a workshop with the McCown Boys and Growth Club regarding a new school acquisition project, and potential assistance for the Harris Center and local museum initiatives.
