City approves ambitious 84 unit affordable housing project

In a recent government meeting, Nixon Lebron, the Building, Planning, and Zoning Director, presented a proposal for a multifamily housing project at 33100 Foxcroft Road. The project, initiated by Arbor Ridge Housing Partners, aims to construct an 84-unit affordable housing complex, which will include a five-story building and a two-story parking garage with 134 spaces.

The site, covering approximately two acres, is currently zoned for multifamily use and is surrounded by existing residential developments, including Foxcroft Apartments and Miramar Club Condominiums. The project aligns with the future land use designation of medium-high residential.

Lebron noted that the property had previously been zoned as a planned unit development but was rezoned in 2017 to its current classification. An earlier proposal for 55 units was approved but never materialized, leading to the expiration of that site plan approval.

Community engagement has been a significant aspect of the proposal, with two meetings held to address resident concerns. Issues raised included potential traffic congestion, parking shortages, and the impact of construction on the neighborhood. In response, the developers revised their plans to meet parking requirements and address unit size standards. Additionally, security measures, including surveillance cameras and fencing, have been proposed to enhance safety.

The project has received recommendations for approval from various city departments, including fire safety, and is now set to move forward pending city commission approval. The development promises to contribute to the local housing market while addressing community concerns through thoughtful planning and design.
