City plans ambitious transit-oriented development to boost economy

During a recent government meeting, city officials discussed a significant development project aimed at enhancing the urban landscape and supporting the upcoming transit system in the area. The proposal includes a 20-story mixed-use building featuring residential units and a hotel, strategically located adjacent to a planned transit station.

Key elements of the project include the construction of a 10-foot-wide sidewalk along major corridors and the requirement for all utilities to be placed underground, aligning with the city’s sustainability goals. The project is designed to encourage public transit use, reducing reliance on cars, and is part of the city’s broader transit overlay district initiative.

Mickey Moreira, representing the applicant, emphasized the economic benefits of the project, projecting the creation of over 900 jobs and generating significant revenue through impact and ad valorem fees. The project aims to provide ample parking to support the transit station, responding to requests from both the city and Miami-Dade County.

Architect Manny Del Monte highlighted the design's focus on pedestrian accessibility and community integration, featuring bike storage and amenities that cater to both residents and hotel guests. The building's design incorporates elements that promote movement and interaction at the street level, enhancing the overall urban experience.

The council is expected to review the proposal further, with the next steps involving a development review and final site plan approval.
