City plans ambitious mixed-use development with job creation boost

A conditional use permit request for a significant development project at 1401 Northeast 123rd Street was presented at the recent government meeting. The proposal includes the allocation of 63 floating bonus units and 37,100 square feet of commercial space from the city’s nonresidential bonus pool. The site, currently occupied by an auto repair shop, spans just over half an acre and is zoned for high-density residential use.

The proposed development is a mixed-use building featuring 76 residential units and a height of 233 feet, exceeding the 200-foot limit set by the North Miami transit station overlay district. To accommodate this height, the developers will seek a variance from the board of adjustment. The project also includes plans for 139 hotel rooms and an additional 54 parking spaces, as requested by the city in collaboration with the county.

The economic implications of the project are notable, with an estimated creation of over 900 jobs during the two-year construction period, generating approximately $35 million in wages. The development is projected to contribute around $510,000 annually in ad valorem taxes, alongside a one-time payment of $560,000, although this figure may vary based on updated rates.

The project aims to incorporate significant green building practices and enhanced stormwater management, alongside a large passive open space area. The proposal has already received a favorable recommendation from the planning commission, which voted 5 to 1 in support of the project. Further reviews by the Development Review Committee (DRC) are anticipated as the project moves forward.
