Zoning approval sparks community concerns over development plans

In a recent government meeting, officials discussed the Crossroads East zoning case, specifically focusing on the affirmation and finalization of the zoning district boundary for a multifamily residential project located at the northwest corner of 76th Street and Miller Road. The proposed zoning designation is a Planned Community District (P-C) with a multifamily residential classification (R5). Notably, no changes to the zoning were requested, as the application serves to fulfill the zoning adoption mandated by the state following an auction.

The project received Development Review Board (DRB) approval earlier this year, and the applicant, represented by Jessica Cassel Otto, emphasized their commitment to community engagement. Otto addressed concerns from local residents, clarifying that the project includes a proposed 25-foot easement for pedestrian and bike access, exceeding the required 10-foot setback. She acknowledged misunderstandings regarding the project’s details and expressed a desire to maintain positive relationships with the community.

Otto highlighted that the development has been designed to address resident feedback, including the placement of buildings further from property lines and the incorporation of decorative seat walls to mitigate light pollution. She reiterated the importance of the DRB process and indicated that the appeal period for the project has expired, urging the council to proceed with the zoning allocation.

The meeting also opened the floor for public comments, allowing residents to voice their opinions and concerns regarding the project. The applicant expressed willingness to engage with residents on specific issues, such as landscaping and trail design, aiming for a collaborative approach moving forward.
