Town plans major traffic improvements amid housing development debate

During a recent government meeting, officials discussed significant developments in Avon, particularly focusing on infrastructure improvements and housing density concerns. Town Manager Ryan King provided updates on the ongoing enhancements to County Road 900 East, noting that improvements are already underway, with visible construction activity in the area. He highlighted the coordination efforts with neighboring Brownsburg regarding traffic impacts at three key intersections, emphasizing the importance of infrastructure contributions from developers to address increased traffic resulting from new developments.

The meeting also addressed the proposed zoning changes for a new residential development, which includes 74 single-family homes and 101 townhomes. Concerns were raised about the density of the proposed single-family homes, which would be built on smaller lots compared to similar developments in Brownsburg. Officials debated the implications of transitioning from R1 zoning, which allows for 1.8 units per acre, to R3 zoning, which permits up to 4 units per acre.

In response to these concerns, a motion was made to recommend that the density of the single-family homes not exceed 3 units per acre, aligning it more closely with R2 zoning standards. This compromise aims to maintain the diversity of housing options while addressing community concerns about density and its potential impact on local schools and infrastructure.

The motion received unanimous support from the board, reflecting a collaborative effort to balance development needs with community interests. The meeting concluded with a commitment to continue discussions on further zoning amendments, indicating ongoing engagement with residents and stakeholders in the planning process.
