In a recent government meeting, a rezoning request by Todd Biggerstaff for a property in Cotton Grove Township was discussed. The proposal seeks to change the zoning designation of a 1.82-acre parcel from RM1 (medium density residential) to CZHC (conditional zoning highway commercial). This property is located on the west side of NC Highway 8, approximately 1,067 feet south of the Gray Road intersection.
If approved, the rezoning would allow for the retail sale of dock supplies, on-site fabrication and assembly of dock products, and storage of bulk dock supplies and landscaping materials. An additional condition for fencing and screening of the storage area was also proposed during the planning board discussions.
Biggerstaff, who operates a dock business primarily serving High Rock Lake and Baden Lake, expressed his intention to construct a 50 by 100-foot building on the site to facilitate his operations. He emphasized the need for more storage space and a location closer to the lake to better serve his clients. The proposed site is adjacent to the existing 64 Diner and is expected to minimize congestion in the area.
During the meeting, board members raised questions regarding the property, including the presence of a drainage ditch on the site, which Biggerstaff clarified was not a substantial water source but merely a wet line ditch.
The public hearing for the rezoning request is now open, with further discussions anticipated as community members weigh in on the proposal.
