City Council Considers Major Rezone for New Housing Development

In a recent government meeting, city officials discussed a proposed ordinance aimed at rezoning a parcel of land located at 4016 South 700 West from agricultural (A1) to single-family residential (R110). The ordinance, identified as 24-47, seeks to facilitate the construction of additional homes on the property, which is currently utilized for agricultural purposes, including a chicken coop and horse keeping.

Planning staff presented an overview of the application, which involves three parcels, with one major parcel containing a single-family home. The rezoning would allow for the creation of buildable lots while maintaining a portion of the land for agricultural use. The proposed residential lot would measure approximately 15,220 square feet, exceeding the minimum requirements for the R110 zone.

The meeting highlighted the surrounding neighborhood, which includes multifamily housing and manufacturing zones, indicating a diverse land use pattern. The planning staff emphasized that the rezoning aligns with the city’s general plan, which aims to enhance neighborhood character and provide a variety of housing options.

No traffic study was commissioned for the proposal, as the intended use remains consistent with existing patterns.
