New housing project set to transform Heritage Grove area

In a recent government meeting, officials discussed a significant residential development project located in the Heritage Grove growth area, encompassing 37.92 acres south of East Beheimer Avenue. The project aims to pre-zone the site for medium high-density residential use, allowing for 266 lots with an average size of 3,682 square feet, and a proposed density of 7.2 dwelling units per acre.

The applicant is seeking to rezone the current AE20 district to R1 PRD for the project site, with the remainder designated as R1. This change aligns with the general plan's designation for medium high-density development, which permits 7.1 to 20 dwelling units per acre. Notably, the project does not request any modifications to the density.

Key features of the development include a public park of nearly 33,000 square feet, significantly larger than typical neighborhood parks, and the installation of two Community Corner Paseos at the northern corners of the site. The project will also feature a network of 50-foot-wide public streets and sidewalks, enhancing internal circulation.

Access to the development will be provided from four points along East Beheimer Avenue and North Peach Avenue, with additional future access points planned as surrounding properties are developed. The project is designed to meet city standards and incorporates a mix of housing types throughout the site.

City staff recommended approval of the project, citing its alignment with the Heritage Grove growth area and the general plan, as well as the absence of opposing comments from relevant agencies. The planning commission is set to review the resolutions for the project, which includes the adoption of a mitigated negative declaration and associated measures.
