Commissioners approve controversial duplex rezoning plan

In a recent meeting of the Post Falls Planning and Zoning Commission, significant developments were discussed regarding local residential projects, including the approval of the Bogie Subdivision and a proposed rezone for the Gabriel Estates Duplex.

The Bogie Subdivision project, identified as Scribe 24-1, received unanimous approval from the commission. The project meets the criteria outlined in the Post Falls Municipal Code, with conditions set to ensure that all existing structures are demolished prior to the final plat filing. The developers have committed to mitigating off-site impacts through impact fees and improvements to public facilities, ensuring that the community will not bear an undue financial burden.

Following this, the commission turned its attention to the Gabriel Estates Duplex project, presented by Ethan Porter from the City of Post Falls. The applicant, Nate Grosslauser, is seeking to rezone three vacant lots from single-family residential (R1) to medium-density residential (R2). This change is supported by the surrounding zoning context, which includes R2 designations in nearby developments. The proposed rezone aligns with the city’s comprehensive plan, which encourages higher density residential development near commercial corridors.
