Zoning change proposed to transform waterfront into RV park

A government meeting discussed a proposed zoning change for a site located at 1531 through 1535 First Street. Currently, the area is zoned for General Manufacturing (GM), which limits its use primarily to single-family residential. The proposal aims to rezone the site to Commercial Recreation (CR), allowing for new developments such as an RV park, marina, and storage facilities.

The site spans 14.2 acres and includes four parcels. One parcel has a commercial structure and parking, another is undeveloped, and the remaining two contain a marina and dockage. The applicant plans to create 30 to 50 RV sites as part of the new development.

City staff evaluated the rezoning request and found it aligns with current and future land use trends. There is a declining demand for manufacturing zoning, especially along the waterfront, while interest in recreational amenities is increasing. The proposed CR zoning is seen as more suitable for the area, supporting the city's bicentennial vision for enhancing recreational and waterfront facilities.

Staff recommended approval of the zoning amendment, noting it could improve the quality of life in Sandusky by adding new destinations. The approval is contingent upon obtaining necessary permits and the approval of related applications for the site.

The applicant, Kula Lynch from Lake Ridge Investments, expressed interest in the change, highlighting that city staff had questioned the existing manufacturing zoning. The meeting concluded with no objections from staff, paving the way for further development discussions.
