The Wellfleet Conservation Commission was shown a revised site and mitigation plan for 945 Crescent Neck Road on Sept. 16 as the project team sought approval to raise and rebuild a dwelling. Teresa Sprague of BlueFlex Design told the commission the changes ‘‘reduced the overall coverage within the 50 foot buffer’’ and listed mitigation of 168 native shrubs and 87 native grasses.
Architect Peter Dake said the house was shifted ‘‘back this way, 5 feet,’’ and that the overlay shows the proposed building sits further landward than the prior plan. He said the team reduced walkways and adjusted deck overhangs to approach the commission’s previously requested numbers.
Commissioners pressed the applicants on how the town’s regulation defines ‘‘structure’’ in the 0–50 foot filter strip and whether cantilevered decks above the ground should count the same as on-ground patios. One commissioner said the revised plan shows ‘‘a 432 square foot expansion’’ when decks and steps are counted, while project team members said the reduction in walkways and other mitigation improves the proposal.
The applicant agreed to provide clarified overlays and updated tabulations showing separate totals for buildings, decks, steps, walkways and walls.
